The master redevelopment plan allows for an increase in floor area of 8% while reducing site coverage by 2%. One of the outcomes of the plan will be the creation of 7.7 acres of public open space and development of 700,000 sf of medical technology research and development space. Designs for the proposed redevelopment have successfully incorporated innovative technology and mixed use components with existing City policy statements and public comments. The 1906 Heather Pavilion will be restored as a functional centre piece of the Master Plan. The preparation of a new Master Plan for the redevelopment of the site and applications for zoning amendment to permit VGH to proceed with its 20 year expansion program. Current plans to improve the VGH site require amendments to the City's comprehensive development district
